You own a property in Mexico!

Once you have decided on a property we will guide you through the closing process. We will connect you with a Notary- they handle all of the legal documents for the property transfer, any tax payments, permits, and Mexican bank trust or Fideicomiso. A trust is needed if you are not a Mexican citizen. If you are building a custom home- you may close on the land first and then have a payment plan with the builder. For a master planned community you will have a payment plan with the developer. Sometimes there are savings based on how the payments are structured. On an existing property you will pay the full amount within the 4-6 week closing period. 

Next steps after the contract .

We like to start our sales process with a discovery call. On this call we talk overall about your goals, budget, and any other factors that could determine what type of property you may purchase. From there we will suggest properties that may fit your needs/budget. Most clients will schedule an exploratory trip to Tulum where we will tour properties/areas and discuss pros/cons of each. Yes there are standard builder warranties typically 1 year workmanship and materials and 5 year structural warranty. It's important to choose the right builder, your real estate agent can help you research the developer's reputation. 

do builders offer warranties on new build homes/condos? 

Generally speaking no. Tulum's beach is reserved for commercial use and the remaining land is nature preserve. Tankah bay is the only area where homes/condos may be built on the water. Inquire for more details!  

CAN I BUY A PROPERTY ON THE OCEAN IN TULUM?

For the most part properties in tulum are sold before and during construction. Since it is a newer market there are not many resale properties. Over 90% of properties are pre-sale. Time to build is 10-18 months depending on the project. 

ARE THERE EXISTING PROPERTIES FOR SALE IN TULUM?

Generally it is cash purchase only. However if you are buying a pre-sale home you get financing from the builder during construction. There are some longer-term loan programs on existing properties- stay in touch with us to be the first to know! 

IS THERE FINANCING AVAILABLE FOR REAL ESTATE PURCHASES IN TULUM?

Yes! You will need a bank trust in order to purchase land in Tulum. This is because Tulum is located within 35 miles of the coast. It's simple and easy to set up. No land leases, you have the right to buy sell build and improve the land.
